The first 24 hours following a waters loss are the most important hours in preventing any further damage. Here are few tips to follow if you arrive at home and find unexpected water in your home:

  • Shut off the water source if possible, or call a professional to stop the water source.
  • Do not turn on ceiling fixtures if ceiling is wet, and keep out of areas where ceilings are sagging from retained water.
  • Do not enter affected areas if electrical outlets, switches, circuit breakers, or electrical equipment are exposed to water.
  • Remove as much excess water as possible by mopping and blotting.
  • Place aluminum foil or wood blocks under furniture legs.
  • Move any paintings, art objects, computers, documents and other valuable items to a dry place.

One of the biggest problems a home has from flooding is due to appliances. Yes, common household appliances are the main culprit behind most of the water damages. The appliances are meant to make our life easier. But, they are prone to leaks at some point if they are not caught early on. Here's a few things you should remember to do often to prevent water damages caused by the appliances.

Refrigerator:

 If you notice water pooling below your kitchen refrigerator, you most likely either have a water line that is leaking or a freezer that is not cold enough. Check the bottom of your freezer to see if there is standing water or ice forming. As the water or ice forms, it can melt and leak every time you open the freezer. If you don’t find ice or water forming at the bottom of your freezer, you may have a water line that is loose or leaking.

The water line is used to make ice and sometimes provide water in the refrigerator door. The line is usually located in the back of the refrigerator and can be knocked causing a slow leak. It’s a good idea to occasionally check around your refrigerator for standing water and fix the problem before the water gets worse or causes damage to your floors.

Dishwasher:

Much like your refrigerator, a dishwasher can leak water for a while until it is discovered. The water line and/or the drain to the dishwasher is usually connected at the back of the dishwasher and any leaks could take weeks or months to appear. While you can’t do anything about hidden leaks, the other commonplace that a dishwasher leaks is around the door. If the seals around the door have been cracked or compromised, water can leak out while it is running and pool below the dishwasher.

It’s always a good idea to check on a regular basis around the bottom of your dishwasher for any standing water or signs of water. If you do find any signs, you can then further investigate to determine if it’s around the door or if it’s coming from the water or drainage line hidden behind your dishwasher.

Washing Machine:

The washing machine is no exception to leaking, with its water intake and water drainage. Water can also leak out around the door of the washing machine from old or damaged seals. Just like your dishwasher, it’s important to regularly check around your washing machine for any signs of water leakage. Check the water hookup, water drainage, and around the door for signs of water.

Air Conditioner:

The last common source of water damage in homes is the air conditioner. Whether you have a central air conditioner or window ac units, they both can cause water to leak and damage your home. In both systems, the air conditioner typically creates a lot of condensation when running in the hot summer. This condensation is usually gathered in a pan where it then drains outside or into a drain. If the drain becomes clogged, the water in the pan can overflow and drip inside your home or into other parts of the air conditioner where it can promote mold growth.

If you notice your vents are blowing air that smells moldy or like a damp basement, then you need to check for standing water or mold growth around the blower, filter, and cooling coils of the unit. You might also find water dripping or pooling around the unit. Again, just like your other appliances, it’s a good idea to regularly check your air conditioner as well as maintain it.

SERVPRO of Tracy has noticed that many times when water damage occurs in a home or commercial property, it is due to faulty plumbing.

Those without plumbing experience may have a difficult time recognizing potential issues and then addressing these issues before they become a bigger, more expensive problem.

There are eight common causes of plumbing leaks that can lead to water damage to a property.

  1. Advanced Corrosion – Over an extended period of time, corrosion can damage pipes and create holes where water can escape. This is a more common issue in piping that was installed over 30 years ago.
  2. Degraded Seals – In order to keep connections watertight, rubber seals are used wherever the pipes are connected to the fixtures. Over time, these seals can degrade and crack, allowing water to seep out and eventually cause damage.
  3. Excess Water Pressure – Water pressure that is too high can actually damage the inside of the plumbing pipes and create a risk for leaks. If the pressure is extremely high, it can even cause the pipes to burst.
  4. Fixture Cracks – Sometimes the actual faucet or pipe that connects directly to it can crack and cause a water leak. This usually happens due to impact. One area that this is common is under the sink. When items are stored under the sink, the pipes are often repeatedly bumped and can eventually lead to pipe damage and water leaks.
  5. Incorrect Pipe Laying – Plumbing should be handled by knowledgeable professionals. It is very important that pipes and connectors are laid properly because small mistakes that at first may not be noticeable can cause massive water damage later.
  6. Pipe Joint Damage – The bends or joints where the water is redirected through the pipes are curved connectors that attach to the straight pipes on either side. Extreme temperatures and water pressure can damage these joints and lead to water damage.
  7. Shifted Connections – Over time, homes can shift and therefore, so can the pipes inside. If the shifts are too much, the pipe connections can break and water damage occurs.
  8. Untreated Clogs – It seems obvious how clogged drains can lead to backups and water damage. But how the clogs are treated can also cause pipe damage. Chemical drain cleaners are often used to unclog drains. At times these chemicals do not remove the entire clog which causes the harmful chemicals to be trapped in one spot in the pipe system. The chemicals can then eat away at the pipe, eventually causing damage and a water leak. It is safer to treat clogs with a plumbing snake or hydro-jetting.

Air Movers are an Asset to Drying

Air movers are an essential and necessary tool for drying structures of homes.  Air movers help move large amounts of air over surfaces to dry them. Air movers also help the dehumidifiers work to their optimum performance.

At SERVPRO of Tracy there are a number of different air movers that can be utilized depending on the size of the job: velo air movers, sahara air movers, ace air movers and vortex or axial air movers.

  1. Velo air movers are low-profile air movers that can be used to get to hard to reach areas and a great way to assist in the drying of wet carpeting. 
  2. Sahara air movers are great for drying carpets and directing air upwards to helping with drying ceilings. 
  3. One of the most common air movers that SERVPRO of Tracy uses is the Ace fan.  These air movers are great for directing large amounts of air either forward, upward, downward and use little power(lower amperage). 
  4. The last type of air mover that we use is the Vortex air mover or Axial air mover.  This air mover works great for crawlspace.  They are very effective at creating negative pressure and pushing humid air out of a space.

Air movers work great when paired with dehumidifiers.  The air mover can move the hot dry air over the wet surface you are trying to dry.  Without use of air movers being used throughout the  drying process it would delay our SERVPRO of Tracy crews who are drying the structure.

Helpful Tips to Avoid Pipe Burst

Pipe breaks are one of the most common water damages that we receive from December to March at SERVPRO of Tracy. When water freezes it expands. Therefore, if water freezes in a pipe, the pipe can expand enough to the point that it bursts. However, it’s not necessarily the frozen water that caused the direct burst.

It is the water pressure between the ice and the closed faucet. That pressure is enough to break a pipe and cause a  water damage in your home or office.

Helpful Prevention Tips:

  • Keep cabinet doors open during cold spells. This allows warm air to circulate around pipes.

  • Keep a slow trickle of water flowing through faucets, especially if the pipes run through unheated or  uninsulated areas of your home and business.

  •  Keep your home at a temperature no lower   than 55°F (12°C).
  •  When going away, ask a friend or neighbor to check your house daily to make sure it’s warm enough to prevent freezing.
  • Seal leaks that allow cold air inside where pipes are located. Use caulk or insulation to keep the heat in.
  • Insulate pipes in crawl spaces and the attic. These exposed pipes are most susceptible to freezing.

It’s an ideal time to get work done before shorter days prevent you from taking proactive measures. On the list below, we have gathered information on what you can do to make sure your home is in great shape all season round this Autumn.

  1. Take care of your trees   

Make rounds throughout your front and backyard to make sure that your trees and bushes are in good condition and under control. Taking care to prune any precarious branches now will prevent any falling limbs once winter storms come along. Winter storms have been known to take down many tree limbs in the area, so it’s smart to tidy up before it becomes a headache later.

   2.   Rake your leaves

This tip seems intuitive, but many people love the look of fallen leaves on their yards. What they don’t realize is that leaves left throughout the season on your lawn, can prevent spring growth. Whether you use a leaf blower or a rake, just be sure to gather all leaves.

While this homeowners were out of town, their next door neighbor notified to the homeowner, water coming out from their front door and from garage.

How to Perform a Water Heater Flush

Consistent water heater maintenance can keep the appliance in great condition for many years. Take a look at the simple steps involved in performing a heater flush.

  • Gather Supplies

There aren't many tools required for a water heater flush.

  • Garden hose
  • Screwdriver or pliers
  • Work gloves for safety from hot water and appliance parts
  • Designated drainage spot

Once you have everything in place, it's time to get started. 

  • Turn Off Power to the Heater

If you have an electric heater, shut off the electricity with the appropriate circuit breaker. If you have a gas heater, turn off the gas and watch for the pilot to extinguish. 

  • Connect the Hose

Attach the garden hose to the drain valve on the water heater. Place the other end of the hose at your drainage location. This should be a place that can handle large quantities of warm water and sediment from the tank. 

  • Open the Drain Valve

Let the water flow freely from the drain valve for several minutes and then turn on your kitchen hot water. After running the kitchen faucet for a couple of minutes, turn off the water supply valve (leaving the kitchen faucet running). When the water stops completely, turn the valve on again for a second flush and then close it again. 

  • Close Valves

With the water and sediment drained from the heater, you can close the water supply valves and turn the water back on. The open faucet in the kitchen provides a good indication of how the water is running. When the water runs consistently, the tank is full and ready to go. 

  • Turn On the Power

When the tank has filled completely, you can turn your electricity or gas back on. Turning on the power before the tank is full will damage the heating element.

This Elementary School had a water leak, result of a broken pipe. Notice the water damage caused wet carpet and surrounding area. 

The specialist at SERVPRO OF Tracy were called to the scene for emergency service. Our technicians extracted the standing water, followed up by moisture mapping and the drying process began.

It took us three days to dry the entire class room after the incident.
